Scope
Twenty-year-old building with three rounds of tenant improvements layered on top of each other. Nothing was failing, but nothing was documented either, and the facilities lead was shutting off the wrong circuits during routine work.
Site conditions
Distribution room shared with storage, conduit supports spaced past code in two runs, abandoned circuits still landed on live breakers, and panel directories written in three different hands over two decades.
What we installed
Re-terminated feeders to torque spec, corrected support spacing, removed abandoned conductors back to source, added arc-flash labeling, and produced a printed and digital panel schedule with every circuit traced and verified rather than copied forward.
What we watched for
The building could not lose a day, so work ran in phases after hours with a written shutdown plan per night and everything back in service before the morning. Tracing was done with a real circuit tracer, not assumptions from the old directory.
How it holds up
Facilities can isolate a suite without calling us. The next tenant improvement starts from an accurate as-built instead of a discovery phase, which is where the savings actually show up.
